Asia residential security market: Solutions for different types of buildings

Condominiums

 
Condominiums, where individual units inside the building are owned separately by different individuals, are seeing growth across Asia due to rapid urbanization in Asian cities and efficient use of land. Demand for security solutions is strong in this market.
 
“Much of my work is focus on upgrading of condominium security systems. In Singapore, there are many condominiums that are older than five years. There is much scope for upgrading of CCTV moving them from analog to IP Network cameras. We are also seeing a high demand to upgrade the intercom system as many are moving to smart intercom that uses the mobile phone apps, giving security with convenience,” said Ler Wee Meng, MD of Singapore-based Securevision.
 
For condominiums, system integrators typically implement security solutions that integrate various public spaces and facilities within the building into a unified system. “Security solutions in demand for condominiums are moving towards integrated security solutions that combine security with operational systems for enhanced convenience and safety,” said Toby Koh, Group MD of Ademco.
 

Gated communities

 
Gated communities are residential areas that are surrounded by walls, fences, or other barriers; only authorized individuals such as residents, their guests, or service providers are allowed to enter. Gated communities offer a controlled environment – which is a significant selling point – and have seen rapid growth especially in countries like India, Indonesia, and the Philippines, Ademco’s Koh said.
 
Like condominiums, gated communities see high demand for integrated building solutions implemented by system integrators. “These solutions typically include access control for entrances, parking management, elevator control, security monitoring, fire safety systems, and personnel management. Products are primarily traditional security equipment like IP cameras, intercom systems, and more, requiring a robust management platform to provide visual oversight of the community,” said Si Peng, Overseas Marketing Manager at Closeli.
 
For gated communities, there is also a move toward managed services. “Managed services are particularly appealing in condominium and gated communities, as they provide a seamless, integrated security management solution that can be centrally monitored and controlled,” Koh said. “Community managers are increasingly looking for solutions that offer more automation and less reliance on manpower, aligning perfectly with the managed services offered by Ademco, while residents are also able to enjoy more manpower cost savings by tapping on remote monitoring services.”
 

Standalone houses

 
Standalone houses are more common in suburban areas. “Security solutions in standalone houses focus on perimeter security, intrusion alarms, and motion detectors. There is also an increased interest in smart home technologies that allow for remote monitoring and control,” Koh said.
 
“For standalone houses, more homeowners are opting for DIY security solutions, including intercoms, smart locks, indoor and outdoor cameras, and eliminating the need for complex back-end systems. Instead, they are increasingly using VSaaS to manage and view their systems remotely,” Peng said. “Currently, most devices are Wi-Fi-based, and there is a growing demand for battery-powered solutions. This is driven by the desire for easier installation and maintenance. There’s also rising demand for IoT device integration.”
 

A word on DIY

 
Indeed, DIY security solutions offer various benefits, including cost savings, ease of installation and the ability to allow users to monitor homes remotely. This is why DIY solutions have caught on with some homeowners in Asia.

“For individual homeowners and smaller apartments, there is an increasing trend toward DIY security solutions using Wi-Fi or 4G devices, and in some cases, battery-powered solutions combined with solar panels for outdoor areas. DIY systems simplify installation and reduce labor and cost, and they are easier to maintain. The booming online sales channels have accelerated this trend, as users can now easily access information about products, installation, and usage. As technology has advanced, consumer-grade security products have become more affordable and feature-rich, leading many homeowners to skip professional installation services unless they have complex security needs,” Peng said.
 
It should be noted, though, that DIY solutions are ideal only for certain scenarios, and security implementation should be based on the residents’ actual needs and requirements.
 
“DIY systems are generally intended for in-home use, involving smaller-scale equipment that homeowners can easily install themselves, such as home security systems. The usage and purpose of these systems differ significantly from those used in larger developments or estate buildings. In these settings, commercial-grade equipment is installed either during the development stage or as part of later upgrades,” Koh said. “These installations are typically carried out by professional service providers and involve comprehensive security solutions that serve all building residents. Due to the differing purposes and requirements, it is crucial to tailor the security approach to the specific needs of the environment.”
