The challenge: how to improve efficiency for 7,500 daily occupants?
Phaholyothin, one of northern Bangkok’s most sought-after districts, is a vibrant business and commercial hub. At its heart is RASA ONE, a premier Grade A office complex which includes two buildings housing around 120 tenant companies and roughly 7,500 occupants who come and go every day. In addition, around 500 vehicles park on-site daily, generating up to 1,000 entry and exit movements. With this density of people, vehicles and movement, the management of the building prioritizes elevating convenience, speed, and service quality across the entire site.

To address these operational challenges and elevate service quality across the complex, the management team defined several key objectives:
- Modernize vehicle access for faster entry and exit
- Reduce lobby congestion and improve pedestrian flow
- Integrate parking, access control, and elevators into one ecosystem
- Enable data-driven decision-making for operations and security
Working with system integrator Teo Hong Silom, the property deployed a comprehensive Hikvision smart building solution which has been designed to function as a single ecosystem rather than a suite of separated, isolated subsystems.
Smart parking for fast, frictionless vehicle flow
When employees and tenants enter or exit in their cars, ANPR Cameras (DS-TCG405-E) accurately recognize registered license plates and automatically trigger Barrier Gates (TMG520). This means they can enter without stopping. Visitors, meanwhile, can pre-register or receive temporary credentials on arrival. This automation has significantly accelerated throughput, especially during the busy peak periods.
Visitor parking is on Level 3 and here, Parking Guidance Cameras (DS-TCP440-B(E)) monitor space availability, displaying status in real time. Each camera covers three spaces, helping drivers quickly locate open spots instead of circulating through the floor. At the end of their visitors, users can search for their vehicle and view its location on a map, thanks to a Parking Inquiry Terminal (DS-TPW332-C) which has been installed near the elevator lobby.
The car park has also been prepared to meet the requirements of increasing numbers of electric vehicles. Three EV Charging Stations (DS-TMP102-A1(H)) have been installed as a pilot deployment for convenient on-site charging. These are continuously monitored with a Bi-Spectrum Thermal Camera (DS-2TD1228T-2/QA) which will detect abnormal heat buildup.
Access control that connects entry and elevators

At the main entrances of both towers, ten Ultra Smart Swing Barriers (DS-K3B961TX) are paired with Pro Face Access Terminals (DS-K1T673DWX), supporting both facial recognition and QR code access.
- Employees enter seamlessly using face recognition
- Visitors receive QR codes after pre-registration or kiosk registration
- QR credentials automatically activate elevator access to authorized floors
66 additional Pro Face Access Terminals have been installed in the lift lobbies of both buildings. Each lobby controls three elevators, covering both sides of every floor. This integration between access control and elevator dispatch eliminates the lobby congestion that tenants had previously complained about, creating a noticeably smoother flow during peak hours.
LED displays that enhance communication and atmosphere
The new smart building solutions also includes digital displays which have both functional and aesthetic roles. In the lobby, 12.9 m² of curved LED walls (DS-D4518FI-CBF) create an inviting atmosphere which showcases seasonal content. Digital signage (DS-D6055UN-B, DS-D6086UN) screens are used to deliver announcements, directions, and promotional material. Tenants can also rent display time for branding, opening a new revenue channel.

In the conference room, high-resolution visuals for presentations are made possible with a 7.09 m² screen (DS-D4215CI-ZWDH(B)) which features COB LED flip-chip technology to maximize brightness and image clarity. Outside the building, meanwhile, a 2 m² outdoor LED screen (DS-D4239FO-GLFL) communicates events and public messages to passersby.
Centralized management through a unified platform
All systems are integrated into the HikCentral Professional platform, enabling centralized monitoring and management. Building managers can:
- Review daily traffic reports
- Analyze occupancy and peak usage trends
- Optimize staffing levels
- Improve operational efficiency
During high-traffic periods, additional guards can be deployed; during quieter hours, staffing can be optimized accordingly—reducing operational costs without compromising service quality.
Results: improved tenant experience and sustainability gains
The smart building transformation has delivered measurable results:
- Approximately 80% of tenants report higher satisfaction

Sustainability gains are equally significant. Because registered vehicles no longer need to stop for verification, entry processing time has dropped markedly, reducing idling, congestion, and fuel consumption. Real-time parking guidance further shortens search time on visitor floors. At the same time, digital signage and online registration have minimized paper use, supporting a more environmentally responsible operation.
These improvements earned the building its Leadership in Energy and Environmental Design (LEED) certification and reinforced the property’s long-term sustainability strategy. “After upgrading the system, our building was recognized as a model for energy conservation and sustainability,” says Niwes Kaewkamkum, RASA ONE’ building manager. “Many organizations regularly visit us to study our building as a smart building reference.”
By unifying mobility, security, communications, and data-driven insights into Hikvision’s intelligent platform, RASA ONE has created a seamless experience whilst elevating its prestige in a highly competitive market.
