Axis helps Florianópolis condo residents manage access control on mobile devices
With almost 18,000 square meters, 68 apartments, and 151 parking spaces, the Hamilton Araújo Top Residence in Florianópolis has developed a high-tech concept for residents who value comfort and safety.

The integrator responsible for the project, UNISEC, created an application called BeSafe, which communicates directly with the AXIS A1001 Network Door Controller via bluetooth. Along with identifiable RFID card reader/keypad and garage control, the solution makes the access check. To put this concept into action, AXIS A1001 access controllers have been installed at the pedestrian entrances/exits, garage gates, banquet rooms, garage elevators, and heliport. In addition, IP intercoms were installed both in the residential units and in the common areas. With the integration between the intercom and cameras, residents can see who is at the front entrance of the complex.

In practice, if the intercom sounds, it is possible to access the condominium cameras through the resident’s cell phone or tablet and know who is at the front entrance.

All the cameras used in the project are also from Axis Communications: in areas such as around the perimeter and in the garages and swimming pool, Hamilton Top Residence has invested in AXIS P1405-E Network Cameras. AXIS M1054 cameras were installed in the lobby, children’s playroom, and elevators. AXIS F34 units and AXIS F1004 sensors used in the remaining 18 floors of apartments and common areas do not interfere with the privacy of condominium owners.


The experience of UNISEC enabled the use of state-ofthe- art technology for residential condominiums, with long-term thinking and a future-proof design.


Some 3,800 people access the Hamilton Top Residence every day. With this level of flow, the front entrance has become a security tool used for fast decision-making by the security team.

“Access control must serve as an instrument in decision-making and verification of events,” says Paulo Eduardo Rosa, CFO of UNISEC.

All areas have the AXIS A1001 Network Door Controller: external and internal access for pedestrians, garage gates, banquet rooms, access to the garage elevator bank, heliport access control, generator room, telecommunications room, monitoring booth, and others.

The controllers can be easily connected and powered via the existing IP network, without the need for special wiring. For this project, they were mounted on the wall and inside telecommunications panels. According to Anderson Eckhardt, Technical Leader of UNISEC, AXIS A1001 was chosen mainly due to its reliability and power over PoE.

AXIS A1001 offers true openness, which means it does not depend on proprietary hardware or software. “In addition to compatibility with several manufacturers thanks to ONVIF/VAPIX standardization, another important point was the reliability of the products. After all, access control is the type of equipment that cannot fail,” Paulo Eduardo Rosa said.

Usually, accesses are opened using the TOPTIC Accessus system. Verification occurs via RFID card reader/keypad, identifiable garage controls, and the BeSafe mobile application (a solution created by UNISEC) that communicates directly with AXIS A1001 via bluetooth.

Images, audio, and integration

The condominium is all monitored by Axis cameras, with images managed by ExacqVision Enterprise software.

AXIS P1405-E Network Camera was chosen for perimeter video monitoring. And, still in the external area, AXIS M3045-V IP cameras were installed to monitor the entrance hall. The same model was also used to capture images in the elevators and internal hall.

In the corridors of the 18 floors of apartments, AXIS F34 units with four cameras were installed. “Using the kits in the apartment floor corridors was a great idea: besides savings on switch ports, VMS licensing, and vertical cabling, it also offers the advantage of Zipstream,” Anderson Eckhardt, Technical Lead for NISEC said. Axis Zipstream technology reduces bandwidth and storage requirements by 50 percent or more on average.

An AXIS F34 Main Unit was installed for every three floors, allowing distribution of F1004 Sensor Units in common areas using only the original 8-meter cable. According to Rosa, the PoE feature allowed for quick, clean installation. The cameras were configured in Corridor Format to make better use of the entire area, making it possible to capture video from door to door without affecting the privacy of the residents.

One of the attractions of the condominium is the playroom, where the AXIS M1054 Network Camera was installed. In addition to images, it also adds two-way audio to gain greater control over children’s play - through audio announcements.


Many condominium owners will occupy Hamilton Araújo Top Residence for a lifetime. Therefore, the concern with the technological legacy is always in the background, and guided the choice of project partners - such as Axis. “We know that in 10 years’ time the condominium will be able to evaluate the entire security solution and find that the equipment is still current. It will allow us to make improvements and integrations without replacing anything,” Paulo Eduardo Rosa said.
