Vietnam industrial park growth: boosting FDI and security/fire demand

Industrial parks and economic zones play an important role in Vietnam's economy, being key to increase foreign direct investments into the country, strengthening local infrastructure and increasing job opportunies. According to the Vietnam Association of Realtors (VARS), 397 industrial parks have already been established in various provinces in Vietnam in 2023, with 292 operational and an additional 106 under construction.

HCMC industrial park development to attract FDI

The Vietnam News Agency (VNA) reported on Ho Chi Minh City’s (HCM) recent plan to attract more foreign investment through further development of its local industrial parks (IPs) and export processing zones (EPZs) in 2024.
 
The project, spanning from 2023 to 2030 with a vision to 2045, will pilot the conversion of five EPZs in the Southern key economic region (KER) – Cat Lai, Tan Binh, Hiep Phuoc, Binh Chieu and Tan Thuan – into eco-industrial and high-tech zones, thus increasing projects with advanced technologies. Hua Quoc Hung, the head of the HCM City Exporting Processing and Industrial Zones Authority (HEPZA), was cited in the article, assuring the public that investors will be given guidance and opportunities to expand projects.
 
This is in line with the Vietnamese government’s 2024 plan to boost economic growth through increasing investments, exports and consumption. The country attracted nearly USD 36.6 billion in foreign direct investment (up by 32% YoY) in the previous year, with the processing and manufacturing industry accounting for 64.2% of the total.
 
The Southern key economic region, which houses eight provinces and cities – Ho Chi Minh, Binh Duong, Ba Ria- Vung Tau, Dong Nai, Tay Ninh, Binh Phuoc, Long An and Tien Giang – has long been regarded as an important manufacturing hub, with the bulk of both Nike and Adidas operations in Vietnam located in the region.

Security and fire: what is in demand in Vietnam

Managing security and fire safety for large-sale, high-threat properties such as industrial parks can be challenging. Not only do these properties span huge areas and encompass multiple buildings and lots, each possess their own people, machinery and other assets to protect. Hence, many companies take a "layered" protection approach, which uses multiple independent layers of protection to ensure security. This involves multiple types of techology, including (but not limited to) surveillance cameras, access gates, barriers, perimeter sensors and fences installed across the vast lots.

For a local take on the products and solutions that in demand for industrial parks and related projects in Vietnam, we can leverage Secutech Vietnam’s 2023 visitor data as a quick reference.
 
Secutech Vietnam, a recognized security and fire safety trade exhibition in the country, attracted 12,016 security channel professionals to the event last year (92% Vietnamese), Majority of which (35%) were engaged in the hi-tech/factory/industrial zone business segment and 24% in construction/real estate.
 
Based on the visitor survey results stated in Secutech Vietnam’s 2023 post-show report, the top products of interest for channel players and buyers in Vietnam for video surveillance, access control, fire safety and industrial safety are as follows:

1. Video surveillance

Predictably, surveillance cameras and systems ranked number 1 taking 51% of the buyer votes, followed by software & management platforms (30%), components (24%) and transmission (12%)

2. Access control

Smart locks (35%) were the top access control products of interest among the security buyers, while 27% were looking for biometrics and 21% RFID cards.

3. Fire safety

An important sector in the country, active fire protection such as fire extinguishers ranked highly at 41%, fire alarm systems at 33% and smoke detectors at 26%. Passive fire protection such as fire resistant material/fire dampers also made the top 5 list with 25% of security channel players expressing interest.

4. Industry safety

41% of visitors were in the market for industrial safety equipment and 35% were focused on personal protection equipment (PPE) and occupational safety.
